I’m over 55 and looking to relocate within California, can I utilize Proposition 19?

Yes. If you’re over 55 and looking to sell your primary residence to buy another primary residence in California, you may transfer the taxable value of your primary residence under Proposition 19. What this means is the assessed taxable value of your current primary residence can be transferred to a replacement primary residence you purchase within anywhere within the State of California.

In California, Under Proposition 19 you can sell your primary residence and purchase another primary residence (within 2 years) and apply to transfer the taxable value to the home you purchased. If the replacement property is of greater value, adjustments will apply. However, if the replacement property is equal or lesser value the assessed property tax basis will be the same as the relinquished property.

Another benefit of Proposition 19 is that it still applies if a replacement primary residence is purchased before the relinquished primary residence is sold, just as long as its within 2 years.
